DBN has acquired a half-acre parcel along Pacific Coast Highway and Del Prado at Ruby Lantern in Dana Point to redevelop into a mixed-use project featuring 22 residences situated above 13,000 square feet of retail space, including a dramatic, third-floor patio restaurant/bar space. This project will be one of the first to be developed in the much-anticipated Dana Point Town Center, a pedestrian-friendly, vibrant business environment for the residents and visitors of the South Orange County city. Project approvals are anticipated to be complete in second half of 2008.


DBN has acquired San Clemente’s historic “Casino Building” property for the rehabilitation and adaptive re-use of the domed structure as part of a mixed-use project that will anchor the City’s North Beach area resurgence.

DBN’s plans call for visitor-serving retail/restaurant uses and for-sale residences that will be built over underground parking. The design follows the community’s Spanish Colonial Revival architecture theme and DBN’s project will complement the City’s announced plans for the “resort retail mall” that Lab Holdings, Inc. and the City are currently developing. DBN hopes to begin construction on the property in the first half of 2009.


In the spring of 2008, DBN broke ground on a six-unit live/work condominium project in Santa Barbara, California located a couple blocks from Stern’s Warf and the beach. The project will incorporate artwork celebrating the artistic soul of the neighborhood, which is known locally as the “Funk Zone” and the project’s architecture is more reminiscent of the older warehouse buildings in this neighborhood, than the traditional Santa Barbara style of architecture. DBN is replacing an existing industrial building on Yanonali Street between State Street and Garden Street with a new three-story building with commercial space organized around an atrium. Each of the six for sale units will include approximately 800 square feet of commercial space and approximately 1,400 square feet of living space.


DBN has entered into an agreement to acquire a 20-acre land parcel in the Inland Empire city of San Jacinto, California on which it will develop a “big-box” retail center. The new development will be located on San Jacinto Street at Midway Avenue, directly adjacent to the Super Wal-Mart, which opened mid 2007. DBN’s project will include a home improvement store with a garden center, and 50,000 square feet of co-anchors, retail and food uses.

DBN has completed the eastern portion of San Jacinto Esplanade, a 100,000-square-foot shopping center located in the fast-growing Inland Empire city of San Jacinto, California. San Jacinto Esplanade is conveniently located at two major community arterials (Sanderson Ave. and Esplanade Ave.) and is only one-half mile from the new Taquitz High School in Hemet, which opened in 2007. The center includes a Fresh & Easy Neighborhood Market, Walgreens, retail shops, Starbucks, Jack in the Box and several restaurants.

 
The final phase of the project, on the western side of Sanderson, is slated to break ground in late 2008. Located on 18-acres directly across Sanderson Avenue from Phase I, the final phase of San Jacinto Esplanade will include additional retail options, extending the project to both sides of Sanderson Avenue on the north side of Esplanade Avenue. When complete, San Jacinto Esplanade will offer more than 200,000 square feet of retail, dining and service tenant options.

Parkside Medical Center will be a state-of-the-art medical office facility in the Hemet/San Jacinto Valley offering for-sale medical office condominiums. Located in the heart of the growing community of San Jacinto and just minutes north of the Hemet Valley Hospital, Parkside Medical Center will consist of two, two-story buildings totaling 35,000 and 38,000 square feet respectively. Individual units will range from 1,500 to 38,000 square feet to accommodate practices of all sizes.

 

Parkside Medical Center is well positioned to meet the needs of the Hemet/San Jacinto Valley’s growing population. The center is on Esplanade Avenue located adjacent to Valleywide Regional Park along Palm Avenue. The project’s elevator-served buildings will offer high-end common area amenities, a generous parking ratio of 5.5 parking spaces per 1,000 square feet with dedicated physician parking and a professional management company to oversee day-to-day operations of the facility, freeing up owners to focus specifically on their practice.

DBN has acquired an existing retail center two blocks west of Downtown Santa Barbara and two blocks east of Highway 101 at the northwest corner of Carrillo Street and De la Vina. The need to demolish the existing center in order to clean up discharges in the soil from a former dry cleaning plant was one of the aspects that attracted DBN to the investment. In addition to remediating the “Brownfield site,” DBN will redevelop the property into a mixed-use village that will better serve the community.

In spring of 2008, DBN obtained City of Santa Barbara approvals to execute its vision to redevelop the property through rearranging the retail space around paseos and plazas, while building 32 residences over and around the 16,000 square feet of retail space and relegating the project parking underground.

Environmental clean-up plans have been approved and while the construction drawings are completed, DBN will continue to operate the shopping center until the clean up and new construction for the property begins in late 2008.


In spring of 2008, DBN received City of San Jacinto approval to develop a 73,000 square-foot, small industrial space project in San Jacinto, California to serve the region’s growing community of small businesses and entrepreneurs. The project will provide an alternative to long commutes and the opportunity to own new industrial space within one of the Inland Empire’s fastest-growing markets.

Prominently located on Palm Avenue directly north of DBN’s planned Parkside Medical Center, the project will provide individual units starting around 3,000 square feet. The spaces will feature roll-up, ground level access. DBN anticipates construction commencement in late 2008 with units entering the market in the first half of 2009.
