Delson brings more than 30 years of diversified
professional residential, commercial, and community
development experience on both a regional and
national level to DBN Development, LLC.
Mr. Delson’s
hands-on expertise and proven experience includes
the following areas of the real estate industry:
- Land acquisition
- Management of planning
and entitlements
- Project budgeting and
costing
- Management of engineering,
architecture, development and construction
- Sales and marketing management
- Asset management, valuation
and disposition

Prior
to the formation of DBN in 2005, Mr. Delson’s
recent activities were split between running
his development company and providing real
estate consulting services to property
owners and developers through S. Delson
Advantage Corporation. As part of that
work, in 2004, Mr. Delson successfully
concluded an assignment as chief operating
officer and vice president of Marina Developers,
LLC, a company developing a marina based
mixed-use project at Lake Elsinore, California
when he was able to identify and coordinate
the required capital infusion to develop
the project through the sale of the management
interest in the project. DBN
will go beyond Mr. Delson’s former
development company with a new organizational
and financial structure, which will allow
the acquisition of land and development of
multiple projects and individual projects,
which are of a larger size than previously
undertaken.
Mr. Delson was formerly
executive vice president of one of the
nation’s largest and most successful
community development firms, Mission Viejo
Company (“MVC”). For a five-year
period, concluding at the time Philip Morris
divested itself of its real estate subsidiary,
Mr. Delson had risen within the organization
to being responsible for overseeing all
construction, development and marketing
operations for residential, commercial,
and community projects in California and
Colorado totaling approximately 40,000
acres.During
his 24 years with MVC, Mr. Delson’s
responsibilities covered a majority of the
firm’s business, including assignments
within multiple MVC divisions responsible
for engineering, public works, planning,
land acquisition, development, sales and
marketing, and construction for residential
and commercial properties.
Key projects Mr. Delson
oversaw at MVC included:
- Completing the planning,
entitlement and development of the 6,600-acre
community master plan for Aliso Viejo,
as well as successful efforts, which
brought Fluor Corporation, Soka University
and the Summit office campus to Aliso
Viejo.
- Overseeing MVC’s
evolution from a homebuilder to a developer,
which sold sites to builders in various
stages of completion.
- The development of:
- Pacific Park, the
business-core of the 900-acre Aliso
Viejo master-planned community
- numerous retail
centers, including Park Plaza, a 500,000-square-foot
community commercial center in Aliso
Viejo
- the facilities of
the Santa Margarita Water Districts
ID #1 reclamation program
- the overall grading
and infrastructure for Aliso Viejo
- many components
of the creation of the man-made Lake
Mission Viejo
- “off-property
projects” in Azusa, Gardena and
Ontario
- the initial design
efforts on the San Joaquin, Foothill
and Eastern transportation corridors
(now, “the toll roads”).
Mr. Delson holds a current
California A&B Contractor’s License.

Ian Brown is Executive Vice President of DBN Development, LLC. A 25-year veteran in the commercial brokerage industry, Mr. Brown will guide DBN’s property acquisition initiatives, in addition to overseeing the marketing and leasing activities for the firm’s diverse portfolio of projects.
Mr. Brown was previously a senior vice president with Grubb & Ellis Company, serving developers and tenants throughout Southern California. As one of the nation’s top retail producers, Mr. Brown most recently focused on meeting the needs of retail clients in underserved urban marketplaces and emerging markets in the Inland Empire. He also served as a member of Grubb & Ellis’ President’s Council, the company’s premier symbol of achievement designated for top employees that consistently demonstrate superior achievement for the firm.
Mr. Brown’s previous experience includes positions with Cushman & Wakefield and the Xerox Corporation.
Mr. Brown is a member of the International Council of Shopping Centers (ICSC) and the National Association of Industrial and Office Properties (NAIOP). He received his Bachelor of Science degree in business administration and marketing from California State University, Fullerton. |

Lori Geisler, CPA brings more than 12 years of executive level financial operations experience to DBN Development, LLC. Throughout her career, she has handled various business operations and property management responsibilities for some of the nation’s top development, property management and brokerage firms.
Ms. Geisler’s breadth of experience includes:
- Preparing financial statements pertaining to multiple aspects of organizations in accordance with generally accepted accounting principles.
- Direct supervision and staff assembly of large departments.
- Evaluation and presentation of all possible financing opportunities.
- Management of the due diligence process for real estate acquisitions and dispositions by coordinating with real estate brokers, attorneys, lenders, title and escrow companies and consultants.
- Development of financial performance models for new real estate acquisitions and new development projects.
- Provision of analysis of profitability, cash flow and investment returns, as well as recommendations on investment opportunities.

Prior to joining DBN in 2006, Ms. Geisler was chief operations officer and chief financial officer of real estate development and property management company, Sanderson J Ray Development. In this position, she was responsible for all of the firm’s financial reporting and property management operations.
Ms. Geisler also has experience with CB Richard Ellis, serving as senior controller for asset services in the firm’s Newport Beach office. In that position, she was responsible for maintaining the integrity, accuracy and timeliness of monthly financial reports on multiple accounting systems for more than 30 million square feet of office, retail and industrial real estate.
Ms. Geisler is a Certified Public Accountant (CPA) and holds a California Real Estate Broker’s license. She obtained her Bachelor of Arts degree in management science from the University of California, San Diego.

David Dunzer brings more than 15 years of experience in commercial real estate and financial management to DBN Development, LLC. As the firm’s managing director, financial services, he brings a comprehensive knowledge of both domestic and international investment securities, high net worth and institutional consulting, with expertise in equity, fixed income, hedge funds, alternative investments and debt instruments. Additionally, Mr. Dunzer has extensive commercial marketing and leasing experience.
Prior to joining DBN, Dunzer most recently served as vice president of Canterbury Consulting, an Orange County, Calif.-based financial consulting firm offering a range of services to high net worth families and Institutions. Dunzer’s previous experience includes positions as a senior financial consultant with Merrill Lynch & Co., a financial advisor with Prudential Securities, Director of Leasing and Marketing of Laguna Hills based Landmark Asset Development Group and Director of Leasing for Laguna Niguel based Birtcher Properties, where he oversaw the marketing and leasing efforts for all Birtcher Properties throughout Southern California.
Dunzer’s background and experience will enable DBN to access a wide range of real estate financing solutions. |
